November Market Brief – GULBOR Highlights

The November 2025 housing market across Franklin, Hart, and Stephens counties showed mixed results compared to last year. Sales volume totaled $24.23M, up 11.7% year-over-year, while 50 units sold, reflecting a 21.9% decrease. The median sale price rose sharply to $347,350, an increase of 27.5% from November 2024.

 Inventory levels remained steady, with 118 new listings (flat year-over-year) and 425 active listings, up 7.9% from last year. Compared to October 2025, sales volume increased 3.3%, while units sold declined 30.6%. Median sale price rose 34.9% month-over-month, new listings fell 23.9%, and active listings increased slightly by 0.5%.
