School Impact Fees - What Forsyth County Residents Should Know
February 27, 2026
Once again, Senator Greg Dolezal (R–Cumming), has filed a bill, SB38, in this session that creates Development Impact Fees specifically earmarked for education infrastructure. These fees would be charged to residential and commercial developers to help fund the cost of school facilities that are needed to serve new families and students.
Under the bill’s current language, Development Impact Fees for education could only be collected in counties that have experienced at least a 20% increase in public school enrollment over a set period. According to state enrollment figures, Forsyth County is the only jurisdiction that meets that threshold, driven by ongoing residential growth and rising demand for school capacity.
