Market Summary 📊

The January 2026 400N Market Brief shows inventory rising across all three counties as the market continues to rebalance to start the year, with new listings increasing and months’ supply expanding across the region. 

Forsyth County recorded 178 sales, up 9.2% year over year. Median price declined 7.1% to $585,500, while inventory climbed 16.3% to 926 active listings. New listings increased 20.0%, and months’ supply increased to 3.4, giving buyers more options.

Dawson County saw 38 sales, up 22.6% year over year. Median price fell 11.3% to $399,000, while active listings jumped 41.1% to 213. New listings rose 30.0%, and months’ supply increased to 4.1, signaling a shift toward more balanced conditions.

Lumpkin County closed 25 sales, down 10.7% year over year. Median price edged up slightly to $365,000, while inventory increased 42.6%. New listings climbed 59.5%, and months’ supply reached 4.2, reflecting moderating conditions as supply builds.

Forsyth County

  • Total sales: 178 (9.2% increase)
  • Median sales price: $585,500 (7.1% decrease)
  • Average sales price: $643,000 (2.9% decrease)
  • Total active listings: 926 (16.3% increase)
  • New listings: 462 (20.0% increase)
  • Month’s Supply: 3.4 (13.7% increase)

Dawson County

  • Total sales: 38 (22.6% increase)
  • Median sales price: $399,000 (11.3% decrease)
  • Average sales price: $474,000 (7.8% decrease)
  • Total active listings: 213 (41.1% increase)
  • New listings: 91 (30.0% increase)
  • Month’s Supply: 4.1 (34.2% increase)

Lumpkin County

  • Total sales: 25 (10.7% decrease)
  • Median sales price: $365,000 (0.6% increase)
  • Average sales price: $393,000 (34.0% decrease)
  • Total active listings: 134 (42.6% increase)
  • New listings: 59 (59.5% increase)
  • Month’s Supply: 4.2 (55.7% increase)
