January Market Brief – Pickens County Highlights

Market Summary 📊

 

January brought strong momentum to the Pickens County housing market.

Single-family home sales rose to 46 units, up 58.6% year-over-year and 2.2% month-over-month, signaling a solid start to 2026.

Prices moved higher across the board. The median sales price reached $389,500, up 14.6% from last year and 11.3% from December. The average sales price climbed to $491,000, a notable 34.0% year-over-year increase and 18.6% month-over-month gain.

Inventory remained elevated compared to last year with 229 active listings (up 15.1% Y/Y), though slightly down from December. New listings jumped to 74, up 42.3% month-over-month, bringing fresh opportunities to the market.

As of January, months of supply stood at 4.8, suggesting more balanced conditions as sales improved.
