February Market Brief – GMLRA Highlights

The February 2026 housing market across Habersham, Rabun, and White counties showed strong growth compared to last February. Sales volume reached $50.2M, up 59.2% year-over-year, with 106 units sold, a 34.2% increase from February 2025. Units put under contract totaled 90, down 15.1% from last year, while the median sales price edged slightly higher to $337,083, a 1.9% increase year-over-year, indicating steady buyer demand.
Inventory levels remained robust, with 231 new listings, up 2.7% from February 2025, and 670 active listings, up 14.3% year-over-year. Month-over-month, sales volume increased 51.1%, units sold rose 37.7%, and units put under contract declined 10.0%. The median sales price dipped 3.0%, new listings fell 12.2%, and active listings inched up 0.6%, reflecting typical seasonal adjustments in the market.
