November Market Brief – GMLRA Highlights

The November 2025 housing market across Habersham, Rabun, and White counties showed mixed results compared to last year. Sales volume totaled $48.2M, down 19.5% year-over-year, with 98 units sold, a 12.5% decrease. Despite lower overall activity, the median sales price rose to $357,500, up 3.6% from November 2024.
Inventory continued to build, with 231 new listings (up 18.5% year-over-year) and 751 active listings, a 27.9% increase compared to last year. Month-over-month, sales volume declined 4.9%, units sold fell 14.8%, and the median sales price decreased 4.3%, while new listings dropped 17.8% and active listings decreased slightly by 3.3%.
